Roof surveys across BN41: what to expect
Our roof surveys cover BN41 and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or use the contact form. We survey natural slate, flat roofs and the roof space, and common reasons people get in touch are worn lead at chimneys and abutments and slipped, cracked or missing slates and tiles.
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about one to two hours on an ordinary house, and longer for a large or complex roof.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
What affects the price in BN41

What’s near Portslade
In Portslade, that means homes and buildings near Peter Gladwin Primary School, Benfield Hill and The Mill House. You’ll also find King's School (within half a mile south-west) and St Nicolas Church (less than half a mile south-west). Portslade’s nearest station is Fishersgate station, roughly 0.7 miles south. Other landmarks nearby include British Engineerium (1.8 miles east) and Southlands Hospital (1.8 miles west). For a walk, there’s Shoreham Beach and Thundersbarrow Hill.
Homes and roofs across BN41
From Brighton and Hove, Portslade and Southwick to smaller places, people across BN41 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. BN41 is part of that mix. Along the coast in BN41, roofs facing the sea take the brunt of the weather, and that is where ridges, verges and flashings normally show it first.
Portslade: For businesses in and around places such as Churchill Square, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Fishersgate station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Landlords, agents and block managers in BN41
If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

How we price roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
- How big the roof is
- Whether it’s a home or a commercial building
For a price for your roof in BN41, ring 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:
- Pictures from the garden or a window, if you have them
- Where the property is, with the postcode
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
Once you know what you need, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
How the survey changes by roof type
Chimney stacks
We look at the stack itself, and it isn’t a flue or gas safety check. If a specialist is needed, we will say so.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
Why act early?
A small roof defect normally gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller.
What to check before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What experience they bring
- What the report includes, and whether it has photographs
- What the survey will not cover
What we are asked to look at in BN41
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Here are some of the things we see often:
- Slates or tiles that have slipped or broken
- Worn or blocked valleys
- Cracked mortar along the ridge
- Gutters that overflow in heavy rain
Questions from BN41
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Does the weather affect the survey?
Light rain doesn’t typically stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.
