Roof surveys across BN52: what to expect

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Typical surveys look at gutters that overflow in heavy rain and standing water on a flat roof, across lead flashings, natural slate and chimney stacks.

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for most houses, and more on a big or complicated roof.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photographs and recommendations.

Roof surveys across BN52: local notes

Homes across BN52 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in BN52.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In BN52, as elsewhere, exposed details are where damage shows first.

Hove: For an older house near a landmark such as Holy Trinity Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around St. Ann's Well Gardens shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Why roofs fail

Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It can look like a leak, and it needs a different fix.

People usually book a survey when they’ve noticed something like this:

  • Worn or blocked valleys
  • Loose chimney pots
  • Water stains on rafters and ceiling joists
  • Worn lead at chimneys and abutments

Why act early?

Before you put a home on the market, it’s useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.

Before you book any surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is added on top
  • How much experience they have with roofs like yours
  • Which viewpoints they use to see the roof

How we price roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Which survey package you book
  • The size of the roof
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available

Roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Booking your survey

You do not need to know any roofing terms. It is enough to tell us:

  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window

When you are ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Common questions in BN52

What if it rains on the day?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Is BN52 in your area?

Yes, we do. BN52 is part of the area we cover, and the service is the same as everywhere else we work.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
