  • Brackets that have dropped or snapped
  • Water spilling over the gutter edge

Gutter surveys for Hove homes and businesses

Gutter survey in Hove: what you get

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. We survey parapet and box gutters, valley gutters and eaves gutters, and people most often book us about leaves and moss blocking gutters and water spilling over the gutter edge.

Most homes in a town like Hove are houses, so the roof is normally the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant. The photographs let you see the parts of the roof you can’t get to.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Local roofs in Hove

The coast is about 1 mile or less from Hove, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Historic houses like Preston Manor & Gardens, about 1.3 miles north-east, show how far back building in the area around Hove goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own one of the older houses in the streets near Holy Trinity Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to St. Ann's Well Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Hove is about 2 miles west of Brighton, in Brighton and Hove. Roofs in Hove get the same thorough look as anywhere else in Brighton and Hove. Hove is one of the places in Brighton and Hove where we work.

We survey roofs across the BN3, BN1 and BN52 postcode area for gutter surveys and the streets around it. Streets in the area include Farm Road, York Road and Aymer Road, and we cover them all. Hove sits on or near the A270 and A2023. Close by, we survey roofs in Brighton and Hove (1 mile north-west), Brunswick (1 mile south-east), Aldrington (1 mile west), Prestonville (1 mile north-east) and West Blatchington (1 mile north). Larger places within reach include Kemptown (3 miles east), Whitehawk (3 miles east), Moulsecoomb (3 miles east), Hollingbury (3 miles north-east), Bevendean (3 miles east) and Saltdean (6 miles east). Being one of Brighton and Hove’s larger places, Hove has every kind of building, from houses and flats to offices.

Why it’s worth a survey now in Hove

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. On homes in Hove, the joint between an extension and the house is where a slow leak tends to start. A few wet winters later, it can mean new plaster and decorating as well as roof work.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Questions from Hove

Do roofs near the sea, like those around Hove, take more of a battering?

It can do. Hove is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is my home in Hove listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you walk on the roof?

Only where it’s safe to do so. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or use the contact form.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

When to book a survey in Hove

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.

Common reasons to book include:

  • Downpipes that are split or coming away
  • Soffits marked by water
  • Blocked outlets and hoppers
  • Joints that drip after rain

For landlords with property near Hove station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Which limits apply to the survey
  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included
  • Whether you get a written report with photos

What a good roof survey covers

What a gutter survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Pipes below ground level
  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits

What a survey costs

Prices always include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • Which survey package you book
  • House, block, shop or office
  • Height and safe access

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

When you call or email, these details help:

  • What’s prompted the survey
  • When you need the report by
  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property

To arrange a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a home in Hove, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we’re looking at
  • Unlock side gates and any roof access doors

Arrange a survey

Booking is simple: just phone 07833 053749 or send us an email, let us know about the property and we will point you to the right survey. The price is agreed up front.
