Flat roof survey in Hove: what you get
Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey upstands and outlets, mastic asphalt and GRP fibreglass, and people most often book us about blistering in felt or asphalt and splits, cracks and crazing.
In a town like Hove, flat roofs are common on rear extensions, garages, porches and dormers. Older ones are often felt, which frequently lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. The usual warning signs are standing water, splits and edges coming away. Water that sits for days after rain is frequently the first sign a flat roof needs attention.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Surveys for landlords and agents in Hove
Any of our surveys can be booked by landlords, agents and building managers in Hove. For a price for a let property or a block, ring 07833 053749 or use the contact form.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
What we cannot see
To be straight with you, there are limits to any roof survey:
- Parts of the roof that are not safe to walk on or view
- Whether the deck or joists are strong enough
- What’s under the membrane without opening it up
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before booking. The full list of what we check.

What else we do in Hove
Do you need a flat roof survey in Hove?
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Most people get in touch when they’ve noticed something like this:
- A sagging deck under the covering
- Failed seals around rooflight kerbs
- Standing water left after rain
- Splits and cracks in the covering
For an older house near a landmark such as Holy Trinity Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Local flat roofs in Hove
Hove lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Hove has a number of hotels within about a mile and a half, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
For hotels and guest houses around Hove, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. Preston Manor & Gardens lies about 1.3 miles north-east, so building around Hove goes back a long way. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.
Hove is about 2 miles west of Brighton, in Brighton and Hove. We carry out flat roof surveys in Hove for houses, flats, blocks and commercial buildings. Our area takes in places right across Brighton and Hove, large and small.

Hove questions
Is the coastal weather around Hove hard on roofs?
It can do. Within about 1 mile of the sea, as Hove is, metal fixings wear faster and gales find any loose ridge or slate.
Do you look at commercial flat roofs near Hove, such as hotels?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you ahead of the visit.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Will you go up on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Hove, parking is rarely complicated, though it helps to know about driveways or restrictions. We look at the roof from the ground and from windows, then from the loft where there’s safe access, and from the roof itself where it’s safe.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- For flats, check roof access has been agreed
- Note where any stains or damp appear
- Make a note of anything you’d like us to look at

What happens if roof problems are left?
Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a family home in Hove, a small roof fault lets water into places you cannot see, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.
