Flat roof surveys for homes and businesses in Bevendean

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed outlets that hold water back and loose or cracked edge trims, a survey will tell you what’s going on, on GRP fibreglass, EPDM rubber and felt flat roofs alike.

Outbuildings, garden rooms and garages in places like Bevendean often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Prices for flat roof surveys in Bevendean

Not every roof costs the same to survey, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • Roof area
  • The package you choose: Basic, Standard or Premium

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What to tell us when you get in touch

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • The style of property, from a terrace to a block
  • Any photos you have, taken from the ground or a window
  • Dates you are working to, such as exchange
  • What made you get in touch

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

What a flat roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering
  • Asbestos testing, which needs a specialist asbestos surveyor

What this survey covers

  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass

How the survey changes by roof type

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

How the survey works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to Bevendean is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Have any paperwork from past roof work to hand
  • Tell us about parking before the day
  • Leave side gates unlocked

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Do you need a flat roof survey in Bevendean?

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

People usually book a survey when they’ve noticed something like this:

  • Edge trims that have lifted or split
  • Gaps at upstands and abutments
  • Blisters and bubbles in the covering
  • Dips that suggest the deck is deflecting

For an older house near a landmark such as Holy Nativity Community Project, the joins between later flat roofs and the old walls are where problems usually start.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • What they won’t be able to tell you
  • What happens after the report arrives
  • Are they insured for the work?

What a roof survey includes

Bevendean: your questions answered

Is my home in Bevendean listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Bevendean?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you test old roof sheets for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put with the most urgent first where relevant.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Flat roof surveys around Bevendean

Bevendean lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

With Royal Pavilion about 2 miles south-west, the area around Bevendean has a long history. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once.
