Whitehawk: your questions answered

Is the coastal weather around Whitehawk hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Whitehawk is within about 1 mile of the coast.

How do I find out if my home in Whitehawk is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you test old roof sheets for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

What’s in the report?

A written report with photographs, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

What happens next?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or use the contact form with the address.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Flat roof surveys for homes and businesses in Whitehawk

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the address and an idea of the roof’s size. We survey GRP fibreglass, EPDM rubber and mastic asphalt, and people most frequently book us about a sagging deck under the covering and standing water left after rain.

Around Whitehawk, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them when booking, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

When you need someone else

In fairness, there are limits to any roof survey:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roof types and parts we check

  • Upstands and outlets
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes

What we look for on each type of roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Prices for flat roof surveys in Whitehawk

Not every roof costs the same to survey, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

What we do, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. For a survey in Whitehawk, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Leave a clear route to the loft
  • Let us know about parking before the day
  • If you are buying, check with the agent that we can get in

Book a survey

A quick phone call is normally the easiest start: call 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

Flat and commercial roofs around Whitehawk

Whitehawk lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For hotels and guest houses around Whitehawk, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition. Landlords with a home close to Brighton station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Royal Pavilion lies about 1.4 miles west, so building around Whitehawk goes back a long way. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.

Whitehawk is about 1 mile south-east of Brighton, in Brighton and Hove. We survey roofs in Whitehawk and the surrounding area as part of our work across London and South East England. Our area takes in places right across Brighton and Hove, large and small.

Surveys in BN2 work the same way as everywhere else we cover. If you need a flat roof survey at a property on Peel Road, Manor Road and Craven Road or anywhere close by, we can help. We also cover Kemptown (1 mile south-west), Hanover (1 mile west), Carlton Hill (1 mile west), Bevendean (1 mile north) and Brighton (1 mile north-west). We also work in nearby towns such as Brighton and Hove (4 miles west), Hove (3 miles west), Aldrington (4 miles west), Withdean (3 miles north-west), Hangleton (5 miles north-west) and Patcham (3 miles north-west).

What’s near Whitehawk

Green spaces nearby include Newmarket Hill and Whitehawk Hill.

Why it is worth a survey now in Whitehawk

Flat roofs cannot normally be seen from the street, so they’re frequently overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Around Whitehawk, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the exact price before booking.
