About flat roof surveys in Brighton and Hove
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at outlets that hold water back and blistering in felt or asphalt, across upstands and outlets, GRP fibreglass and mastic asphalt.
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for a house, though large, tall or awkward roofs take more time.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
How our prices work
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Local landmarks in Brighton

Flat and commercial roofs across Brighton and Hove
Brighton and Hove has flat roofs of every size. The usual signs are standing water, blisters, splits and lifting edges, wherever the roof is in Brighton and Hove.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, Brighton and Hove included. Visits run on weekdays and at weekends. Along the coast in Brighton and Hove, roofs facing the sea take the brunt of the weather, so ridges, verges and flashings there frequently need attention first.
Brighton: For businesses in and around places like Churchill Square, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If yours is one of the older homes in the streets near St Martin's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
What affects the cost of flat roof surveys
A few things affect what a survey costs:
- Height and safe access
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
- If the survey needs thermal imaging or a drone
Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- Your postcode, so we can check access and travel
- What’s prompted the survey
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.
Honest limits
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Parts of the roof that are not safe to walk on or view
- A fixed date for when the roof will need replacing
- The condition of the deck or insulation hidden under the covering
Landlords, agents and block managers in Brighton and Hove
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Any of our surveys can be booked by landlords, agents and building managers in Brighton and Hove. To discuss a property or a block, ring 07833 053749 or email us.
Why roofs fail
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering frequently start leaks too.
People usually book a survey after spotting one of these:
- Edge trims that have lifted or split
- Dips that suggest the deck is deflecting
- Leaks around rooflights
- Cracked or split membrane
Brighton and Hove: your questions answered
What if it rains on the day?
Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
How quickly is the report sent?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
How long is the visit?
It usually takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. You’ll then get the report by email.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Does the survey cover asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Can you tell me how long my flat roof will last?
There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
