Flat roof survey in Preston
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey GRP fibreglass, single-ply membranes and EPDM rubber, and common reasons people get in touch are edge trims that have lifted or split and cracked or split membrane.
In smaller places like Preston, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Roof by roof
EPDM rubber
EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
What we’re asked to look at in Preston
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.
Most people get in touch after spotting something like this:
- Edge trims that have lifted or split
- Leaks around rooflights
- Blisters and bubbles in the covering
- Gaps at upstands and abutments
If you own a rental within reach of Preston Park station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Book a survey every few years
- Note any new marks on ceilings beneath the roof
- Check the outlets after the leaves fall
- Limit foot traffic on the covering
If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys typically lasts longer.
Flat and commercial roofs around Preston
Preston is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
Historic houses like Preston Manor & Gardens, about 0.2 miles south, show how far back building around Preston goes. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. The streets around a church such as St John the Evangelist's Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start.

Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
When you need someone else
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Whether the deck or joists are strong enough
- Asbestos testing, which needs a specialist asbestos surveyor
- Fragile surfaces, which we don’t walk on
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. The full list of what we check.

What happens on the day
After the inspection, everything we found is written up as a report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. For a survey in Preston, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Getting ready for the survey
- Make sure the loft hatch can be reached
- Mention any parking restrictions on your street
- Keep pets out of the way during the survey

Advice
Your questions about flat roof surveys in Preston
Does being near the coast affect roofs in Preston?
It can do. Within about 2 miles of the sea, as Preston is, metal fixings wear faster and gales find any loose ridge or slate.
Do you look at commercial flat roofs near Preston, such as hotels?
Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.
Will you go up on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
Is Preston in your area?
Yes. We carry out flat roof surveys in Preston.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
How do I arrange a flat roof survey in Preston?
To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
