Preston: your questions answered

How do I find out if my home in Preston is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

I let a flat near Preston Park station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or drop us an email for a price.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

About our gutter survey in Preston

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed overflowing eaves gutters and overflowing valley or parapet gutters, we can find out what’s behind it, whatever the roof.

Around Preston, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Checking the roof from ground level

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirming asbestos in older rainwater goods
  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What this survey covers

  • Parapet and box gutters
  • Eaves gutters
  • Downpipes
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers

Why it’s worth a survey now in Preston

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In an older home around Preston, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before booking.

Signs you need a gutter survey in Preston

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.

Common reasons to book include:

  • Dripping or leaking gutter joints
  • Gutters full of debris and silt
  • Hoppers and outlets full of debris
  • Water backing up from a hidden gutter

Anyone responsible for a site like St Bernadette's Catholic Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before you book anyone

  • How long they’ve been surveying roofs
  • What exactly goes into their report
  • How they plan to inspect the roof safely

What a good roof survey covers

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. For a survey in Preston, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

How to prepare

  • Unlock side gates and any roof access doors
  • Let us know about any leaks, stains or damp patches you know of
  • Make a note of anything you’d like us to look at

Advice

What affects the cost of gutter surveys

We confirm the exact price before you book. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen
  • The use of thermal imaging or a drone
  • The size of the roof

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What we need to know

These details help when you contact us:

  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • What’s prompted the survey
  • Any marks or damp showing indoors

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before booking.

Roofs, chimneys and gutters in Preston

Preston lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Preston Manor & Gardens lies about 0.2 miles south, so building around Preston goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you live near a park such as Preston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Preston is about 1 mile north-west of Brighton, in Brighton and Hove. Wherever you are in Preston, we can come and survey your property. Preston is one of the towns and villages in Brighton and Hove where we work for gutter surveys.
