How a gutter survey works in Prestonville

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you are worried about cracked or loose downpipes and dripping or leaking gutter joints, we can find out what’s behind it, whatever the roof.

Trees around homes in smaller places like Prestonville drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Look for downpipes coming loose
  • Watch the gutters during heavy rain
  • Get trees that overhang the gutters trimmed
  • Have gutters cleared at least once a year

If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The survey, step by step

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes about one to two hours for most houses, and longer for a large or complex roof. Parking around Prestonville is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • If you’re buying, let the agent know when we are coming
  • Jot down any questions you want answered
  • Leave a clear route to the loft

Advice

What a gutter survey looks like in Prestonville

The coast is about 1 mile or less from Prestonville, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Preston Park station, the gap between tenancies is a good time to have the roof looked at. Living close to Preston Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What happens if roof problems are left?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Homes in smaller places like Prestonville can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Questions from Prestonville

Is Prestonville within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Preston Park station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or drop us an email to arrange it.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from every safe vantage point
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.

What we look at

  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Downpipes

Do you need a gutter survey in Prestonville?

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

We are often asked to look at:

  • Leaking or loose downpipes
  • Dripping or leaking gutter joints
  • Valley or box gutters that overflow inside
  • Gutters packed with leaves or moss

For businesses in and around places such as Churchill Square, a roof report helps plan work around trading rather than after a leak.
