How a gutter survey works in Withdean

Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from ground level, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. If you’ve noticed water backing up from a hidden gutter and rotten fascias or stained soffits, we can find out what’s behind it, whatever the roof.

Trees around homes in smaller places like Withdean drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at most homes, and longer for a large or complex roof. Being in a smaller place like Withdean does not change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Advice

Gutter surveys around Withdean

Withdean is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. With Preston Manor & Gardens about 0.6 miles south, Withdean sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Preston Park station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park like Withdean Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Useful tips for Withdean property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask for valleys and parapet gutters to be cleared too
  • Get the gutters cleaned out every year
  • Check for spilling water in a downpour
  • Have overhanging branches cut back

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

What we are asked to look at in Withdean

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

A survey can pick up problems such as:

  • Blocked outlets and hoppers
  • Gutters that have fallen out of line
  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside

If you look after a building such as St Bernadette's Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before booking

  • How much experience they have with roofs like yours
  • Is VAT included in the price?
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof

What a good roof survey covers

Your questions about gutter surveys in Withdean

How do I find out if my home in Withdean is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Preston Park station?

Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and let us know about the building.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Different roofs, different checks

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it is safe to see.

What a survey costs

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • The height of the building and how the roof can safely be seen
  • The roof’s overall size
  • Which survey package you book

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

What we need to know

A little information up front helps. Please include:

  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date
  • Access details, such as a loft hatch or a shared roof

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or email us.

Why it’s worth a survey now in Withdean

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. On a bungalow or cottage around Withdean, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
