Gutter surveys in Brighton

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Gutter surveys for homes and businesses in Brighton

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We are often asked to look into fascia boards damaged by overflowing water and sagging gutters and loose brackets, across parapet and box gutters, eaves gutters and downpipes.

Lots of homes in a place the size of Brighton are rented, and roofs are easy to forget between tenancies. For letting agents and landlords, a report on the roof, chimneys and gutters helps plan work ahead of problems. Photos in the report give you a record to compare with later. A blocked gutter or loose flashing on a rental often goes unnoticed until damp appears.

Where we can’t see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we are asked to look at in Brighton

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

Things that often lead to a survey include:

  • Water backing up from a hidden gutter
  • Overflowing eaves gutters
  • Brackets that have dropped or snapped
  • Blocked outlets and hoppers

If you let a flat or house near London Road (Brighton) station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • Whether VAT is in the quoted price
  • Their drone registration, if they fly one
  • How much experience they have with roofs like yours
  • What insurance they carry

What to expect from a roof survey

What a survey costs

Prices always include VAT. What changes the price is:

  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • Any need for thermal images or a drone flight

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • The type of building and roof, like pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures of the roof from a safe spot, if you have them

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.

Leave it or get it looked at?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. For a shop, office or block in Brighton, a roof leak can mean closed rooms, damaged stock or unhappy residents. It is easier to plan work than to react to it.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for your roof before you book.

How the survey works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for most houses, and more on a big or complicated roof. In Brighton, we survey everything from flats and houses to commercial buildings. Each building type brings its own access questions, from shared stairwells to locked plant rooms. Weekday and weekend visits are both available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • If you are buying, let the agent know when we’re coming
  • Note where any stains or damp appear

Brighton questions

Does being near the coast affect roofs in Brighton?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

I let a flat near London Road (Brighton) station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

Is there a good time of year to book a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Do you work in Brighton?

Yes. Our area covers London and South East England, and that includes Brighton.

Roofs, chimneys and gutters in Brighton

Brighton lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. The wider area around Brighton has a long history of building, with Royal Pavilion about 0.8 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Churchill Square, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as Fairlight Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Brighton is in Brighton and Hove. Whether the building in Brighton is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Brighton is one of the towns and villages in Brighton and Hove where we work for gutter surveys.

Surveys in BN1, BN2 and BN3 are booked the same way as anywhere else. We cover properties on London Road, Isetta Square and Pelham Square and the roads around them. Close by, we survey roofs in Hanover (1 mile south), Carlton Hill (1 mile south), West Hill (1 mile west), Hollingdean (1 mile north) and Seven Dials (1 mile west). Within a short drive, we also cover Brighton and Hove (3 miles west), Aldrington (3 miles west), Hangleton (3 miles west), Saltdean (4 miles south-east), East Saltdean (5 miles south-east) and Rottingdean (3 miles south-east). Being one of Brighton and Hove’s larger places, Brighton has every kind of building, from houses and flats to offices.
