About our gutter survey in Brighton and Hove
Damp patches on inside walls, stains below a valley or water running down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We are often asked to look into cracked or loose downpipes and hoppers and outlets full of debris, across downpipes, parapet and box gutters and fascias and soffits.
Semis and terraces in a town like Brighton and Hove share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. Let us know as you book if you know of anything shared with next door.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey changes by roof type
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Roofs, chimneys and gutters in Brighton and Hove
The coast is about 1 mile or less from Brighton and Hove, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Portslade Manor, about 1.3 miles west, is one of the historic houses in the wider area around Brighton and Hove. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Homes near green spaces such as Hove Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For an older house near a landmark like Holy Cross Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as West Hove Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What happens on the day
We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. In Brighton and Hove, parking is rarely complicated, though it helps to know about driveways or restrictions. The inspection covers whatever is safely visible from outside, from windows and from the roof space, and from the roof itself where it’s safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Watch the gutters during heavy rain
- Leave gutter checks at height to someone equipped for it
- Note any damp stains below the gutters
- Watch ceilings under valley gutters for fresh marks
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Brighton and Hove questions
How do I find out if my home in Brighton and Hove is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is the coastal weather around Brighton and Hove hard on roofs?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just ring 07833 053749 or email us for a price.
Does the season matter for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what you need to know. We will confirm the price and find a day that suits.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Why act early in Brighton and Hove
Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Why us?
