Drones, thermal imaging and Brighton and Hove roofs
Brighton and Hove is within about 1 mile of the coast. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.
For businesses in and around places such as Churchill Square, large commercial roofs are frequently easiest to see from the air or with a thermal camera. For site and facilities teams at buildings such as West Hove Infant School, a view from above covers a wide roof far faster than walking it.

Thermal roof surveys for homes and businesses in Brighton and Hove
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you are worried about patches of heat loss across the roof and leaks far from where the stain appears, a survey will tell you what’s going on.
Older homes in a town like Brighton and Hove may lose heat through roofs with little or no insulation. A thermal camera shows those cold and warm patches, and some of them can point to moisture. It shows temperature, so anything that looks like moisture is checked with a meter. Results depend on the conditions, which is why the date is chosen with care.
The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

When you need someone else
It’s a careful look at the roof, not the whole story. The main limits are:
- Readings unaffected by sun, shade or reflections
- Hidden layers that need to be opened up to check
- Structural calculations, which need a structural engineer
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.
What this survey covers
- Flat roofs
- Loft conversions
- Insulated roof spaces
- Ceilings below the roof
- Commercial roofs
- Pitched roof slopes
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email.
How the survey changes by roof type
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below frequently show. Reflections from shiny surfaces can affect readings, which we allow for.
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, when the conditions allow.
Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Keep the report to compare against after any repair
- Don’t climb onto the roof to look for leaks yourself
- Keep dated photos of any marks on ceilings
- Clear leaves from outlets and gutters each autumn
You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.
Brighton and Hove: your questions answered
Do you cover Brighton and Hove?
Yes. We survey roofs across London and South East England, and Brighton and Hove is part of that. You can phone 07833 053749 or send us an email with the address and a few details.
Does a conservation area affect roof work in Brighton and Hove?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Does thermal imaging work on slate and tile roofs?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Signs you need a thermal roof survey in Brighton and Hove
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.
Problems we come across often include:
- Areas losing heat at the eaves and junctions
- Thin or uneven insulation in the roof
- Areas of a flat roof that may hold water
- Damp patches with no obvious cause
Portslade Manor, about 1.3 miles west, is one of the historic houses in the wider area around Brighton and Hove. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.
Questions to ask before booking
- What experience they bring
- Whether you can ask questions once you have the report
- Their drone registration, if they fly one
- When you will get the report
How it works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Brighton and Hove, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It is useful to know about previous repairs, leaks or recent work.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- Let us know about parking before the day
- Leave a clear route to the loft
- Keep pets in another room
