About our thermal roof survey in Carlton Hill
We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. We are often asked to look into cold areas below the roof and stains that keep coming back, on commercial roofs, pitched roof slopes and loft conversions.
Older cottages and houses around Carlton Hill may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What a survey costs
Prices vary from roof to roof, for these reasons:
- Commercial roofs and larger buildings
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
- The use of thermal imaging or a drone
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.
Booking your survey
A little information up front helps. Please include:
- Pictures of the roof from a safe spot, if you have them
- When you need the report by
- Where the property is, with the postcode
- Any marks or damp showing indoors
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there frequently is around Carlton Hill, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Have any questions written down, so nothing gets missed
- Clear the way to the loft hatch
- Unlock side gates and any roof access doors

Advice
Why it is worth a survey now in Carlton Hill
Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. In an older home around Carlton Hill, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What you can safely check yourself
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Your questions about thermal roof surveys in Carlton Hill
Does a conservation area affect roof work in Carlton Hill?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Carlton Hill?
Yes, Carlton Hill is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What does a thermal roof survey show?
The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Will you photograph what you find?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
Is thermal imaging good for finding leaks?
It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Thermal roof surveys in Carlton Hill: local notes
Carlton Hill is within about 1 mile of the coast, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Within a mile and a half or so of Carlton Hill there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.
If you look after a building like Carlton Hill Primary School, a drone or thermal camera can show a large roof in a single visit. The streets around a church like Greek Orthodox Church of the Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For businesses in and around places such as Churchill Square, large commercial roofs are often easiest to see from above or with a thermal imager.

Different roofs, different checks
Loft insulation
Insulation frequently gets moved during work in the loft. Thermal images can show where it has been pushed aside.
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it’s sitting, when the conditions allow.
