Thermal roof surveys in Aldrington

Thermal roof surveys for homes and businesses in Aldrington

A thermal camera can help when the cause of damp isn’t obvious. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you are worried about cold spots on ceilings under the roof and water getting in at parapets and stacks, we can find out what’s behind it.

Around Aldrington, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. For a survey in Aldrington, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Note where any stains or damp appear
  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Thermal roof surveys around Aldrington

The coast is about 1 mile or less from Aldrington, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Portslade Manor, about 1.4 miles north-west, is one of the historic houses in the wider area around Aldrington. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. For businesses in and around places such as Churchill Square, a commercial roof can be photographed from above without anyone walking on it. Take an older house close to St Philip's Church: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Why act early in Aldrington

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. On a bungalow or cottage around Aldrington, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Clear leaves from outlets and gutters each autumn
  • Keep dated photos of any marks on ceilings
  • Ask us about the forecast if rain is expected
  • Clear a path to the loft hatch before we arrive

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Different roofs, different checks

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Questions from Aldrington

Do you cover smaller places like Aldrington?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is Aldrington in the area you cover?

Yes, Aldrington is one of the places we work. The survey and report are the same in Aldrington as anywhere else, and visits run on weekdays and weekends.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Is thermal imaging included in your surveys?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. The written report follows by email.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An energy rating for the building
  • Hidden layers that need to be opened up to check
  • Clear results when the conditions on the day are poor

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before booking. The full list of what we check.
