Thermal roof survey in Seven Dials: what you get

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. We’re often asked to look into wet insulation beneath the membrane and leaks far from where the stain appears, across insulated roof spaces, loft conversions and flat roofs.

In smaller places like Seven Dials, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from ground level.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Homes around Seven Dials often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Check the loft hatch can be reached

Practical tips

These tips come from what we see on roofs every week:

  • Keep the report to compare against after any repair
  • Do not switch the heating off ahead of the visit
  • Clear leaves from outlets and gutters each autumn
  • Talk to us about the weather when booking

Once we have been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

It is worth booking a survey if you’ve seen:

  • Leaks that are hard to trace
  • Cold spots on ceilings under the roof
  • Wet insulation beneath the membrane
  • Water getting in at parapets and stacks

Questions from Seven Dials

Is Seven Dials within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Seven Dials listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

What happens next?

You’ll get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are frequently less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

What affects the cost of thermal roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

A little information up front helps. Please include:

  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • Anything about access we should know
  • Any deadline, such as an exchange date

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
