Your questions about thermal roof surveys in Ovingdean

Is Ovingdean within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Ovingdean?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera can’t confirm water on its own.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are normally harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.

About our thermal roof survey in Ovingdean

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey loft conversions, ceilings below the roof and flat roofs, and people most often book us about heat escaping through the roof and leaks far from where the stain appears.

Older buildings in small places like Ovingdean may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like Ovingdean can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

What we look for on each type of roof

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and cannot be read from them.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there is a pattern around them.

What a thermal roof survey looks like in Ovingdean

Ovingdean is within about 1 mile of the coast. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Historic houses such as Royal Pavilion, about 2.8 miles west, show how far back building in the area around Ovingdean goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near St Wulfran's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. Take a building like Ovingdean Hall School: big roofs are where aerial photos and thermal images show the most at once. If you look after a shop, office or commercial unit, for example near Churchill Square, large commercial roofs are frequently easiest to see from the air or with a thermal camera.

Why it’s worth a survey now in Ovingdean

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Older cottages and farmhouses around Ovingdean can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
