Common questions in Ovingdean
Is the coastal weather around Ovingdean hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.
Do you survey roofs for landlords with property near Moulsecoomb station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Will the survey check for asbestos?
No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
Will I get photos?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Is a Saturday or Sunday visit possible?
Yes. We survey on weekdays and at weekends. Just call 07833 053749 or send us an email to arrange a day.
Gutter survey in Ovingdean: what you get
Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. We survey eaves gutters, outlets and hoppers and fascias and soffits, and people most frequently book us about soffits marked by water and downpipes that are split or coming away.
Older buildings in small places like Ovingdean may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Ovingdean often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it’s safe to get into.
- We send a written report with photos and clear recommendations.

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Have gutters cleared at least once a year
- Make sure downpipe clips are holding
- Do not climb a ladder to look in the gutters
- Don’t leave hidden gutters out of a clear-out
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it is ready.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Hidden sections we can’t view safely
- What’s behind fascias and inside walls
- The inside of a downpipe along its whole length

What a gutter survey looks like in Ovingdean
The coast is about 1 mile or less from Ovingdean, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Ovingdean Hall School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Moulsecoomb station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Beacon Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Not far away are Newmarket Hill and Beacon Hill Local Nature Reserve.
What happens if roof problems are left?
A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building typically during the worst downpours. Having them checked before autumn and winter makes sense. Outbuildings and barns around Ovingdean are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Landlord and commercial surveys in Ovingdean
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- The shape of the roof and its details
- How many separate roofs there are, like extensions, dormers and garages
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.
Helping us price your survey
Getting the details right at the start saves time. It helps to include:
- Any deadline, such as an exchange date
- What made you get in touch
- Your postcode, so we can check access and travel
- Pictures from the garden or a window, if you have them
Not sure which survey you need? It is easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
