What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Gutter survey in Saltdean

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. Typical surveys look at valley or box gutters that overflow inside and fascia boards damaged by overflowing water, across fascias and soffits, valley gutters and parapet and box gutters.

Trees around homes in smaller places like Saltdean drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Have gutters cleared at least once a year
  • Include valley, parapet and box gutters when clearing
  • Keep climbers away from the eaves
  • Check the loft with care after heavy rain

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Local roofs in Saltdean

The coast is about 1 mile or less from Saltdean, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Historic houses such as Monk's House, about 3.5 miles north-east, show how far back building in the area around Saltdean goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near Southease station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Beacon Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys.

When to book a survey in Saltdean

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

People normally book a survey when they’ve noticed something like this:

  • Leaks at the gutter joints
  • Gutters that have fallen out of line
  • Leaves and moss blocking gutters
  • Fascia boards damaged by overflowing water

If you look after a building such as Saltdean Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Saltdean

How do I find out if my home in Saltdean is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Saltdean within the area you cover?

We do. A small place gets exactly the same survey as a big one.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

What’s in the report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or email us.

Do you test soffits or gutters for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. A visit to Saltdean is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Preparing for the visit

  • Mention any parking restrictions on your street
  • If you’re buying, let the agent know when we are coming
  • Gather any invoices or paperwork from past roof work

What a gutter survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe
  • Asbestos testing of old gutters, downpipes or soffits
