Gutter survey in Hanover

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey outlets and hoppers, valley gutters and parapet and box gutters, and the problems we are asked to look at most are leaves and moss blocking gutters and leaking or loose downpipes.

Trees around homes in smaller places like Hanover drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Roof by roof

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Hanover questions

How do I find out if my home in Hanover is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Hanover within the area you cover?

Yes, Hanover is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Will you go up on the roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit to Hanover is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the building owner or managing agent
  • Find any records of previous roof work

Tips from our surveys

Small things make a difference. Our tips:

  • Watch for green marks down the brickwork
  • Make sure downpipe clips are holding
  • Don’t leave hidden gutters out of a clear-out
  • Get trees that overhang the gutters trimmed

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

When to book a survey in Hanover

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

Common reasons to book include:

  • Downpipes that are split or coming away
  • Water backing up from a hidden gutter
  • Fascia boards damaged by overflowing water
  • Gutters overflowing in heavy rain

For site and facilities teams at buildings like Elm Grove Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What follow-up you get after the report
  • What insurance they carry
  • Will the report include photos?

What a good roof survey covers

What a gutter survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

Gutter surveys around Hanover

Hanover is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Royal Pavilion, about 0.6 miles south-west, is one of the historic houses in the wider area around Hanover. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you look after a shop, office or commercial unit, for example near Churchill Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
