Roof survey in Brighton and Hove: how it works
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at flashings that have come away from the wall and cracked or blistered flat roof coverings, across clay and concrete tiles, ridges, hips and valleys and flat roofs.
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take about one to two hours at most homes, with bigger or more complicated roofs taking longer.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
What you’ll pay
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Homes and roofs across Brighton and Hove
From Brighton, Hove and Carlton Hill to its smaller places, buildings across Brighton and Hove have roofs of every age. Chimneys, valleys, flashings and gutters are normally where the work is.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Brighton and Hove is part of that mix. Some of Brighton and Hove sits close to the sea, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.
Brighton: Royal Pavilion lies about 0.8 miles south-west, so building around Brighton goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you live in an older home near St Martin's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Why roofs fail
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
People normally book a survey after spotting one of these:
- Cracked mortar along the ridge
- Leaning or weathered chimney stacks
- Ponding, splits or blisters on flat roofs
- Torn or sagging underlay
What affects the price in Brighton and Hove
All our prices include VAT. The things that change the price are:
- Building height and the viewpoints available
- Roof area
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Booking your survey
A few details help us suggest the right survey and price. When you contact us, tell us:
- Where any leaks, stains or damp patches show inside
- Any deadline, such as an exchange date
- The type of building and roof, such as pitched or flat
- Photos of the roof, taken safely from ground level or a window
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or email us.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.
Landlords and agents in Brighton and Hove book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An exact number of years the roof has left
- Walls, floors and services below the roof
- A structural engineer’s report
Questions from Brighton and Hove
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will explain what’s needed.
Will you check the loft?
If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
Does the weather affect the survey?
Light rain does not typically stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
What’s the best way to book?
It is easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof. We survey seven days a week.
