Roof surveys around East Saltdean
East Saltdean lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Anyone responsible for a site like Saltdean Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Nicholas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

About our roof survey in East Saltdean
Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. If you are worried about cracked or blistered flat roof coverings and worn lead at chimneys and abutments, a survey will tell you what’s going on, whatever the roof.
Around East Saltdean, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Hold on to the report for future surveys
- Make sure we can open the loft hatch
- Take photos of any leaks as they happen
- Stay off ladders and the roof
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
What we cannot see
It is a careful look at the roof, not the whole story. Its limits include:
- Structural calculations (that is a structural engineer’s job)
- Confirmation of asbestos in soffits or cement sheets
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
What we look at

- Flat roofs
- The roof space
- Ridges, hips and valleys

- Natural slate

East Saltdean questions
Can a landlord with a rental near Southease station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How do I find out if my home in East Saltdean is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
What’s covered in a roof inspection?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Will the report say how many years my roof has left?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. With a bit of garden around a house, as there often is around East Saltdean, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- For flats, make sure roof access has been agreed
- Have any questions written down, so nothing gets missed
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.
Related advice
What affects the cost of roof surveys
Prices vary from roof to roof, for these reasons:
- Whether thermal imaging or a drone is needed
- The height of the building and how the roof can be seen safely
- How big the roof is
- Commercial roofs and larger buildings
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you need to know.
What we need to know
What helps most when you contact us:
- Your timetable, like an exchange date
- Where any leaks, stains or damp patches show inside
- Anything about access we should know
- Photos of the roof, taken safely from ground level or a window
Once you know what you need, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
What we look for on each type of roof
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles.
What we’re asked to look at in East Saltdean
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
Most people get in touch when they’ve noticed one of these:
- Cracked mortar along the ridge
- Lifted, split or missing lead flashings
- Ponding, splits or blisters on flat roofs
- Leaking gutter joints and downpipes
Trees in and around Beacon Hill shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
