Roof surveys for homes and businesses in Brunswick

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey natural slate, chimney stacks and flat roofs, and people most frequently book us about gaps in the roof where coverings have gone and blocked, sagging or leaking gutters.

In a smaller place like Brunswick, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Honest limits

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up
  • How the roof will behave in every kind of weather

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • Chimney stacks
  • Lead flashings
  • Clay and concrete tiles

How the survey changes by roof type

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

What affects the price in Brunswick

The price reflects the time and kit the roof needs. The main factors are:

  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Dates you’re working to, such as exchange
  • Where the property is, with the postcode
  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.

Tips that help

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Check we can open the loft hatch
  • Look for debris in the garden after high winds

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Don’t block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

What a roof survey looks like in Brunswick

Brunswick lies within about 1 mile of the sea, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Brighton station may find that a dated record of the roof is useful when planning maintenance across a let. Living close to St. Ann's Well Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like St Mary Magdalen Catholic Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Homes around Brunswick often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Keep pets in another room
  • Have keys ready for side gates, garages or roof access doors
  • Mention any parking restrictions on your street

Advice

FAQs for Brunswick

Do roofs near the sea, like those around Brunswick, take more of a battering?

Often, yes. Within about 1 mile of the sea, as Brunswick is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Brunswick is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a report with photographs and recommendations.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to.

Can you tell me how long my roof will last?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Landlords, agents and block managers in Brunswick

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.
