Roof leak investigations across Brighton and Hove: what to expect
Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it is safe. Our report shows what we found, with photos. We survey lead flashings, chimney stacks and the roof space, and people most frequently book us about leaks below a flat extension roof and ceiling stains that grow after rain.
We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey normally takes between one and two hours at most homes, or half a day or so for a commercial building.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.

Leaks and storm damage across Brighton and Hove
When a storm passes over Brighton and Hove, many roofs can be hit at once. Insurers decide claims on their own policy wording, and wear and tear is normally excluded, so an independent record of what can be seen helps.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in Brighton and Hove are where it usually shows. Coastal towns and villages in Brighton and Hove see more salt and wind than places inland, which wears metal fixings and flashings faster. Ridges and verges facing the sea are worth checking after every big storm.
Brighton: If you look after a shop, office or commercial unit, for instance near Churchill Square, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Anyone responsible for a site like Fairlight Primary School will know that tracing a leak on a big roof starts with where the water appears and works back.
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Check the loft is accessible
- Tell us about any past repairs to the roof
- Photograph the stain each time it appears
- Stay off ladders and the roof
If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.
Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
What happens if roof problems are left?
A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it.
What to check before booking
- Are they insured for the work?
- Whether any drone flown is registered with the CAA
- Which parts of the roof they’ll actually see
- What’s outside the scope of the survey
Landlord and commercial surveys in Brighton and Hove
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we’ll plan the survey around it.
When you need someone else
It helps to know what a survey will not do before booking:
- Plumbing leaks that look like roof leaks
- Leaks that only appear in weather we can’t recreate
- Putting the leak right
Why roofs fail
Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.
We’re frequently asked to look at:
- Leaks below a flat extension roof
- Water coming in around a roof light or dormer
- Brown rings on upstairs ceilings
- Staining where a gutter or parapet meets the wall
Questions from Brighton and Hove
Do you use thermal imaging to find leaks?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when you book.
How do I arrange a roof leak investigation in Brighton and Hove?
Simply call 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date.
How should I prepare for the leak investigation?
Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, and let us know about past repairs. Keep catching drips and keep water away from electrics.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
