Roof leak investigation in Stanmer: what you get
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey valleys and parapet gutters, flat roof details and rooflights and dormers, and common reasons people get in touch are staining where a gutter or parapet meets the wall and water coming in around a roof light or dormer.
Many homes in small places like Stanmer face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

Leaks and storm damage in Stanmer
Stanmer lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these roof types has its own typical places for water to get in.
If you run a business near Churchill Square, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Homes near green spaces like Stanmer Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
Stanmer is about 3 miles north-east of Brighton, in Brighton and Hove. Wherever you are in Stanmer, we can carry out roof leak investigations at your property. We cover towns and villages across Brighton and Hove, large and small.

Honest limits
In fairness, a roof survey has limits:
- What’s under the covering or behind the plaster
- Leaks that only appear in weather we cannot recreate
- Water from pipes, tanks or heating systems

Signs you need a roof leak investigation in Stanmer
A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
These are some of the problems a survey can pick up:
- Damp walls below an overflowing gutter
- Water coming in around a roof light or dormer
- Damp ceilings under a flat roof
- Water dripping from rafters or underlay
If you live in an older home near Stanmer Church, lead flashings, valleys and old chimneys are typical places for water to get in.

How it works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Older roofs in small places like Stanmer can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.

How we price roof leak investigations
Several things affect the price of a survey:
- Chimneys, valleys, parapets and other details
- Building height and the viewpoints available
- The use of thermal imaging or a drone
- How big the roof is
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Getting in touch
Here’s what helps us most when you get in touch:
- The style of property, from a terrace to a block
- Your postcode, so we can check access and travel
- Any photos you have, taken from ground level or a window
- Any deadline, such as an exchange date
Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.
Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Questions from Stanmer
Is Stanmer within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Is my home in Stanmer listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How long does a roof leak investigation take?
It normally takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Why doesn’t the damp patch line up with the hole?
Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. We follow the route back instead of guessing.
Will you walk on the roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Is thermal imaging part of a leak investigation?
We use thermal imaging where it helps, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.
