Brighton Roof Leak Investigation
Roof leak investigations in Brighton and the rest of Brighton and Hove. We survey seven days a week.
- Damp walls below an overflowing gutter
- Leaks that appear only in driving rain
- Damp ceilings under a flat roof
Common roof problems in Brighton
Some water in the loft isn’t rain at all. Warm, moist air from the house rises into a cold roof space and condenses, especially where ventilation is poor. Drips from nails and damp underlay are typical signs.
Things that frequently lead to a survey include:
- Brown rings on upstairs ceilings
- Stains around a skylight
- Damp patches next to the stack
- Leaks that appear only in driving rain
Homes near green spaces such as William Clarke Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
Before booking anyone
- Are they insured for the work?
- How long they’ve been surveying roofs
- What the survey will not cover
- Will they check the loft as well as the outside?
About our roof leak investigation in Brighton
Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are checked from wherever it is safe. The findings are recorded with photos. If you’ve noticed leaks at a dormer or roof window and water that shows only in certain storms, a survey will tell you what’s going on, whatever the roof.
Storms tend to hit many roofs in an area at once. A written record with photographs helps you explain what’s happened, whether to an insurer, a landlord or a roofer. We report what we find; we can’t say whether a claim will be paid. Wear and tear is usually excluded, so it helps to know what is old and what is new.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What this survey can’t tell you
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Defects hidden under coverings or inside walls without opening up
- Water from pipes, tanks or heating systems
- Leaks that only appear in weather we can’t recreate
If in doubt, call 07833 053749 or email us and we will point you to the right survey. The full list of what we check.
Roofs we survey in Brighton
- Valleys and parapet gutters
- Chimney stacks
- Slate and tile slopes
- The roof space
- Rooflights and dormers
- Flat roof details
- Lead flashings
What we look for on each type of roof
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.
Slate and tile slopes
On slate roofs, corroded nails let slates slip. Even a single gap can let water in, particularly in driving rain.
What we do, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours for a house, and about three to four hours for a commercial roof. In Brighton, we survey everything from flats and houses to commercial buildings. Access is the part that changes most from one building to the next, so it’s agreed before the day. Surveys can be booked for any day of the week.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Keep pets out of the way during the survey
- Check the loft hatch can be reached
- Gather any invoices or paperwork from past roof work

Common questions in Brighton
Does a conservation area affect roof work in Brighton?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Brighton?
Yes. We cover the whole of London and South East England, and Brighton is part of that. You can ring 07833 053749 or send us an email with the address and some details.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Is it a leak or condensation?
The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Does the report include photographs?
Yes, every report has them. Each finding is shown in a picture where possible.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
What a survey costs
Our packages start from £150, inc. VAT. The price for your roof depends on:
- How tall the building is and how easy the roof is to see
- Chimneys, valleys, parapets and other details
- Extra roofs, like extensions, dormers or garages
- Whether thermal imaging or a drone is needed
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Where the property is, with the postcode
- What’s prompted the survey
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from ground level or a window
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.
Brighton roofs and the weather
The coast is about 1 mile or less from Brighton, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. The wider area around Brighton has a long history of building, with Royal Pavilion about 0.8 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near Churchill Square, a quick answer on where water is coming in keeps a business running. For landlords with property near London Road (Brighton) station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
