How a landlord roof survey works in Brighton
Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed blocked gutters over flats and leaks into upper flats, we can find out what’s behind it, on flat roofs on blocks, gutters and downpipes and blocks of flats alike.
Lots of homes in a place the size of Brighton are rented, and roofs are easy to forget between tenancies. A written record of the roof, chimneys and gutters helps landlords and agents plan work before a defect turns into a leak. It also gives you photos to look back on. Small faults, such as a blocked gutter or loose flashing, are easy to miss until a tenant reports damp.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Your questions about landlord roof surveys in Brighton
I let a flat near London Road (Brighton) station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.
Is my home in Brighton listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you work in Brighton?
Yes. We survey roofs across London and South East England, Brighton included.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.
How much is a survey?
Landlord roof survey starts from £150, including VAT. We confirm the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or use the contact form.
Do you need to get into the loft?
Usually, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
Roofs, chimneys and gutters in Brighton
Brighton lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. The wider area around Brighton has a long history of building, with Royal Pavilion about 0.8 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around William Clarke Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Shop and office owners around Churchill Square may find that a roof report helps plan work around trading rather than after a leak.

Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- Roof areas we weren’t given access to
- Responsibility under a lease
- Confirming asbestos in older roof materials
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What we do, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes an hour or two for a single let house, with blocks of flats taking longer. If the property is near the centre of Brighton, let us know about car parks or permit rules nearby. We will want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, we work round the building to find the safe viewpoints.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Before the survey
- Make sure pets are kept safely away
- Let us know about parking near the property
- For flats, make sure roof access has been agreed

Signs you need a landlord roof survey in Brighton
A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.
Typical things we are asked to look at include:
- Cracked or leaning shared chimneys
- Gutters overflowing onto walls
- Failed flashings at walls and chimneys
- Ponding or splits on flat roofs
The streets around a church such as St Martin's Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- What exactly goes into their report
- What they won’t be able to tell you
- Are they insured for the work?
Checking the roof from ground level
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Survey the roof on a regular cycle
- Arrange flat access beforehand
- Make leak reporting easy for tenants
- Get legal advice on lease responsibilities
You receive a photo-illustrated written report and recommendations ranked by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.
Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.
