What a survey costs

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What we need to know

To price your survey accurately, we will ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode

A quick phone call is typically the easiest start: phone 07833 053749 or email us. The price is agreed before a date is set.

About our landlord roof survey in Saltdean

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. If you are worried about gutters overflowing onto walls and failed flashings at walls and chimneys, a survey will tell you what’s going on, on shared roofs, blocks of flats and rented houses alike.

Trees around homes in smaller places like Saltdean drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we look at them closely.

Local roofs in Saltdean

Saltdean is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces like Beacon Hill can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For landlords with property near Southease station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as St Nicholas are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Give tenants a simple way to report leaks
  • Ask your managing agent about lease terms
  • Keep roof outlets and gutters clear
  • Survey the roof on a regular cycle

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Your questions about landlord roof surveys in Saltdean

Is my home in Saltdean listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Saltdean?

We do. Villages and rural addresses get the same survey as a town house.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Do you advise on who is responsible under the lease?

No. The lease normally decides who is responsible and we do not give legal advice. Our report gives an independent record of the roof’s condition that everyone can refer to.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

How much is a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, call 07833 053749 or use the contact form.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. In a smaller place like Saltdean, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Make sure the loft hatch can be reached
  • Let us know about parking near the property
  • Unlock side gates and any roof access doors

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

When you need someone else

To be straight with you, a roof survey has limits:

  • The structure in the way a structural engineer would assess it
  • Confirming asbestos in older roof materials
  • Who pays under the lease (that’s a legal question)
