How a landlord roof survey works in Brighton and Hove
Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats and residents will need to be told ahead of time. You or your agent arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. We survey gutters and downpipes, converted houses and flat roofs on blocks, and common reasons people get in touch are parapets and upstands in poor repair and chimney stacks in poor repair.
In a town like Brighton and Hove, most homes are houses whose owners look after their own roofs. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you cannot reach yourself.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Brighton and Hove: your questions answered
Do roofs near the sea, like those around Brighton and Hove, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Is my home in Brighton and Hove listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
What does a block roof survey cost?
Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, call 07833 053749 or use the contact form.
How much time does the visit need?
A visit typically takes roughly 1–2 hours for a house, and longer for a large or complex roof. We’ll give you an idea when you book.
Is the report suitable for a maintenance plan?
Yes, that is one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
What’s the best way to book?

What we can’t see
Some things cannot be seen without opening up the roof, so a survey has limits:
- A full building survey of every part of the property
- Roof areas we weren’t given access to
- Responsibility under a lease
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.
Roof types and parts we check
- Flat roofs on blocks
- Gutters and downpipes
- Blocks of flats
- Converted houses
- Shared roofs
- Rented houses
What happens on the day
The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours for a house, and longer for a block or a building with several roofs. For a home in Brighton and Hove, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you will not be there yourself, let us know who will let us in.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you ahead of time.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Preparing for the visit
- Note where any stains or damp appear
- Buyers: confirm access with the estate agent or seller
- Have keys ready for side gates, garages or roof access doors

What affects the price in Brighton and Hove
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Extra roofs, like extensions, dormers or garages
- The roof’s overall size
- Building height and the viewpoints available
- Any need for thermal images or a drone flight
Prices quoted always include VAT, and the report isn’t charged as an extra. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
These details help when you get in touch:
- Anything about access we should know
- Where the property is, with the postcode
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or use the contact form.
What we are asked to look at in Brighton and Hove
Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs or when.
Problems we come across frequently include:
- Damaged party-wall upstands or parapets
- Flashings that have come away
- Loose ridge or hip tiles
- Splits and blisters in flat roof coverings
If your house is among the older ones in the streets near Holy Cross Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before you book
- Whether the roof space is looked at, where there is one
- What the report includes, and whether it has photographs
- Whether the price includes VAT
- How much experience they have with roofs like yours
Surveys for landlords and agents in Brighton and Hove
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Roofs, chimneys and gutters in Brighton and Hove
Brighton and Hove lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Shop and office owners around Churchill Square may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near Aldrington station, the gap between tenancies is a good time to have the roof looked at.
