Landlord Roof Survey in Hove
Landlord roof surveys across Hove, with over 20 years’ experience behind it. You get a clear report with photos.
- Choked outlets and gutters
- Leaking joints at party walls
- Cracked or lifting flashings
What we do, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours for a house, and about three to four hours for a commercial roof. Most visits in a town like Hove start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen. The loft comes next, where there’s safe access.
- We start by agreeing the scope, roof by roof.
- Access to flats and the loft space is arranged with you in advance.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
How to prepare
- Keep pets in another room
- Gather any invoices or paperwork from past roof work
- Leave a clear route to the loft

Advice
How a landlord roof survey works in Hove
A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the loft space where there’s safe access. We survey blocks of flats, gutters and downpipes and flat roofs on blocks, and common reasons people get in touch are flashings that have come away and missing or loose roof coverings.
In a town like Hove, most homes are houses whose owners look after their own roofs. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon. The photos let you see the parts of the roof you cannot get to.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What affects the price in Hove
Several things affect the price of a survey:
- The size of the roof
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
- House, block, shop or office
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
You don’t need to know any roofing terms. It is enough to let us know:
- Where any leaks, stains or damp patches show inside
- What’s prompted the survey
- What kind of property and roof it is
- Where the property is, with the postcode
To book a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before booking.
FAQs for Hove
How do I find out if my home in Hove is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do roofs near the sea, like those around Hove, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What’s the price of a landlord roof survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Larger buildings are priced to suit, so call 07833 053749 or drop us an email for a price.
Can you survey a shared roof on a terrace or converted house?
Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.
Will you say whether the freeholder or leaseholders should pay?
No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.
What this survey can’t tell you
It’s a careful look at the let or shared roof, not the whole story. The main limits are:
- A full building survey of every part of the property
- Structural calculations or an engineer’s report
- Parts of the roof we can’t safely see or access
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

How the survey changes by roof type
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.
Shared chimney stacks
Shared stacks need everyone involved to agree work and the report helps with that.
Useful tips for Hove property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Ask your managing agent about lease terms
- Give residents notice before a survey
- Act on high-priority defects quickly
- Have gutters and outlets cleared every year
Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.
Act on urgent items in the report first and schedule the others. Left alone, minor faults typically get worse.
Why get it checked now?
A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Around Hove, gutters that overflow soak the wall below, and damp follows inside. A slipped tile or worn flashing does the same higher up. Neither gets better on its own.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Roofs, chimneys and gutters in Hove
Hove lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Preston Manor & Gardens lies about 1.3 miles north-east, so building around Hove goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you let a flat or house near Hove station, the gap between tenancies is a good time to have the roof looked at. Living close to St. Ann's Well Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
