FAQs for Hollingbury

Do you cover smaller places like Hollingbury?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs for landlords with property near Moulsecoomb station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How much does a landlord roof survey cost in Hollingbury?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Landlord roof surveys for homes and businesses in Hollingbury

Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats and residents will need to be told ahead of time. You or your agent arrange access and we’ll say what we need as you book. Where we can’t get into part of the building, the report says so. If you’ve noticed parapets and upstands in poor repair and leaks into upper flats, we can find out what’s behind it.

Around Hollingbury, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Where we cannot see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t.

What we look for on each type of roof

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there often is around Hollingbury, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • If it is not your property yet, arrange access through the agent
  • For a flat or shared roof, check access with the building owner or managing agent

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check your lease or ask a solicitor about who pays
  • Do not store items over the loft hatch
  • Survey the roof on a regular cycle
  • Deal with urgent items first

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Check the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.

Surveys for landlords and agents in Hollingbury

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us with the addresses.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Landlord roof surveys in Hollingbury: local notes

Hollingbury is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Trees in and around Wild Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you own a rental within reach of Moulsecoomb station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Carden Nursery and Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Why get it checked now?

A dated condition report is useful for the building’s records. Surveying again later shows what has changed, which suits a rolling maintenance plan. In an older home around Hollingbury, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
