Roof leak investigations in Hollingbury

Roof leak investigation in Hollingbury

We investigate roof leaks in Hollingbury and across London and the South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or email us. We survey valleys and parapet gutters, the roof space and lead flashings, and people most often book us about ceiling stains that grow after rain and damp underlay across a wide area.

Chimney stacks on older houses around places like Hollingbury can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Useful tips for Hollingbury property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Put a bucket under the drip and move valuables
  • Have an electrician check any wet fittings
  • Leave roof access to professionals
  • Check the loft is accessible

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. It is a chance to ask about anything in the report.

Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

Your questions about roof leak investigations in Hollingbury

Is Hollingbury within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does being near the coast affect roofs in Hollingbury?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Does the investigation include the repair?

The investigation is about finding the cause. The repair is not part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

Could my leak actually be condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

Will you definitely find the leak?

We can’t promise to find every leak on one visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Why it is worth a survey now in Hollingbury

A leak that returns after a repair typically means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. Blocked gutters on homes around Hollingbury overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Some parts of a survey depend on the weather, so a visit to Hollingbury is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors

Related advice

Different roofs, different checks

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Whether rotten timbers meet design loads
  • Faults hidden behind ceilings or boarding
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What we check

  • Rooflights and dormers
  • Flat roof details
  • Valleys and parapet gutters
  • Chimney stacks
  • Slate and tile slopes
  • Lead flashings
  • The roof space

Wind, rain and roofs in Hollingbury

Hollingbury lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. About 1.4 miles south-west lies Preston Manor & Gardens, a reminder of how long the area around Hollingbury has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you run a hotel or guest house in or near Hollingbury, a roof problem can mean rooms out of use, so it pays to find faults before guests do. If you let a flat or house near Moulsecoomb station, tracing a leak quickly matters when a tenant is living with it. Living close to Wild Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
