Roof leak investigation in Hollingdean

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. Typical surveys look at wet patches high on an inside wall and leaks below a flat extension roof, on chimney stacks, flat roof details and rooflights and dormers.

Houses in smaller places like Hollingdean can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. It helps to know when and where the water appears. The gutters on the most exposed side can overflow too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

Questions from Hollingdean

How do I find out if my home in Hollingdean is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Hollingdean within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you always find the source?

We can’t promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What’s in the survey report?

A written report with photos, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Different roofs, different checks

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Rain can then run in at the ridge.

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check whether pipes or tanks run near the stain
  • Don’t climb onto the roof to look
  • Write down the wind direction and rain when it leaks
  • Let us know what has already been tried

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, rather than at the stain.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

Hollingdean roofs and the weather

Hollingdean is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Historic houses such as Preston Manor & Gardens, about 0.9 miles west, show how far back building in the area around Hollingdean goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near St Richard's, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Shop and office owners around Churchill Square may find that finding where water is getting in quickly keeps disruption down. If you own a rental within reach of Moulsecoomb station, a tenant living with a leak needs the cause found, not just the stain painted over.

What a roof leak investigation doesn’t cover

It is a careful look at the leaking roof, not the whole story. The main limits are:

  • Plumbing leaks that look like roof leaks
  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.

What this survey covers

  • Flat roof details
  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers
  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Being in a smaller place like Hollingdean doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Keep pets out of the way during the survey
  • If you’re buying, check with the agent that we can get in
  • For flats, check roof access has been agreed

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or use the contact form.

Advice

Prices for roof leak investigations in Hollingdean

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

These details help when you get in touch:

  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from ground level or a window
  • What kind of property and roof it is

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.
