About our roof leak investigation in Aldrington

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. Patching the spot above the stain frequently misses the real cause. Tracing the route first means any work can be aimed at the right place. We survey chimney stacks, rooflights and dormers and slate and tile slopes, and the problems we’re asked to look at most are a leak that comes and goes with the weather and damp on a chimney breast.

Chimney stacks on older houses around places like Aldrington can let water in, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

Where we cannot see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t.

What happens on the day

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about one to two hours for most homes, though a hard-to-trace leak can take longer. A visit to Aldrington is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Check pets are kept safely away
  • Tell us where we can park nearby
  • Clear the way to the loft hatch

Before and after the survey

From years of surveys, a few habits stand out:

  • Keep water away from lights and sockets
  • Let us know what has already been tried
  • Stay off ladders and the roof
  • Keep a photo record of the damp patch

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Landlord and commercial surveys in Aldrington

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays and at weekends, which can make access easier.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Different roofs, different checks

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Questions from Aldrington

Does being near the coast affect roofs in Aldrington?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.

Is my home in Aldrington listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How much does a roof leak investigation cost in Aldrington?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

What does the report include?

A written report with photographs, covering the condition of the leaking roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What to let us know when you get in touch

To price your survey accurately, we will ask about:

  • What made you get in touch
  • Any deadline, such as an exchange date

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report
  • Leaks from plumbing, tanks or pipework rather than the roof

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Wind, rain and roofs in Aldrington

The coast is about 1 mile or less from Aldrington, so there’s more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. With Portslade Manor about 1.4 miles north-west, Aldrington sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park like Hove Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you look after a building such as Hove Junior School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. The streets around a church like St Philip's Church are often among the oldest in a place, and if your house is among the older ones nearby, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.
