Landlord roof surveys for Hanover homes and businesses

Landlord roof surveys for homes and businesses in Hanover

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about standing water on a flat roof and blocked gutters over flats, we can find out what’s behind it, whatever the roof.

In a smaller place like Hanover, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep past survey reports with the building’s records
  • Keep roof surveys on a rolling plan
  • Arrange flat access ahead of time
  • Check your lease or ask a solicitor about who pays

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Stored items over the hatch make checks harder.

Landlord roof surveys in Hanover: local notes

Hanover lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Historic houses such as Royal Pavilion, about 0.6 miles south-west, show how far back building around Hanover goes. Older homes in the area may have roofs that need matching materials when work is done. If you own a rental within reach of Brighton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Queen's Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Questions from Hanover

Is Hanover within the area you cover?

Yes, Hanover is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Brighton station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Do you survey roofs shared between flats?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

How do I book a survey in Hanover?

The quickest way is to ring 07833 053749 or send us an email. Let us know the address and a little about the roof. Surveys run on any day of the week.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see

Landlord roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there is a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved

Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for a house, and longer for a block or a building with several roofs. A visit to a smaller place like Hanover is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we are looking at

Related advice

What we look for on each type of roof

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access and note what couldn’t be seen.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

What we cannot see

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.
