How a chimney survey works in Hanover

We inspect chimneys from wherever they can be seen safely: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey shared and party-wall stacks, chimney pots and cowls and chimney breasts, and common reasons people get in touch are spalled or crumbling bricks and flashings pulling away from the stack.

In a smaller place like Hanover, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

FAQs for Hanover

Does a conservation area affect roof work in Hanover?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Brighton station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

How long does the survey take?

Time on site depends on the roof; most visits take an hour or two for most houses, and longer for a large or complex roof. The written report follows by email.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photographs.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

What’s the best way to book?

To book, call 07833 053749 or send us an email and let us know the address and what you need to know. We will confirm the price and agree a day with you.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Whether a gas appliance or its flue is safe
  • What’s inside the brickwork or behind render, without opening up
  • Areas we cannot view from safe positions

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Chimney pots and cowls
  • Brick chimney stacks
  • Shared and party-wall stacks

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Roofs, chimneys and gutters in Hanover

The coast is about 1 mile or less from Hanover, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If your house is among the older ones in the streets near Church of the Annunciation, old fixings, lead flashings and tall chimneys are typical of older roofs. Historic houses such as Royal Pavilion, about 0.6 miles south-west, show how far back building around Hanover goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Why it is worth a survey now in Hanover

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Arranging work in a smaller place like Hanover is easier with notice than in an emergency. A survey gives you that notice.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Common roof problems in Hanover

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

Here are some of the things we see frequently:

  • Signs that a stack is leaning
  • Gaps where the stack meets the roof
  • Damp on a chimney breast inside
  • Flaunching that has broken away

Take a building like Elm Grove Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before you book anyone

  • Will the report include photos?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover
  • Whether the inside of the roof is included

What’s in a roof survey

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for most homes, a little longer where there are several stacks. For a survey in Hanover, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared
  • If you are buying, let the agent know when we are coming
