Chimney survey in Brighton and Hove: what you get
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you are worried about unused flues sealed without airflow and lifted or split lead flashings, a survey will tell you what’s going on, on chimney breasts, shared and party-wall stacks and lead flashings alike.
Semis and terraces in a town like Brighton and Hove share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can safely be seen from the property we’re surveying. It’s useful to mention any shared stacks or gutters when booking.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits
A survey is a close look at the chimney stack, but it cannot do everything. The main limits are:
- Structural calculations for a leaning stack
- Flue inspections or sweeping
- Whether a gas appliance or its flue is safe

Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Brighton and Hove: your questions answered
Do roofs near the sea, like those around Brighton and Hove, take more of a battering?
It can do. Brighton and Hove is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is my home in Brighton and Hove listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Our stack is shared. Can you still survey it?
Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when you book and we will plan the survey around it.
What should I do with a chimney I don’t use?
An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. We check how it is capped and its condition, so you can plan what to do with it.
What happens after the survey?
You’ll get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
What we do, step by step
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Semi-detached and terraced homes in a town like Brighton and Hove often share a roof line with the neighbours, so shared parts are looked at as far as they can be seen from your property. It is useful to know about previous repairs, leaks or recent work.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.

Advice
Prices for chimney surveys in Brighton and Hove
Not every roof costs the same to survey, for these reasons:
- Height and safe access
- The use of thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- The size of the roof
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Booking your survey
When you call or email, these details help:
- The type of building and roof, such as pitched or flat
- Your timetable, such as an exchange date
- Access details, like a loft hatch or a shared roof
- Your postcode, so we can check access and travel
Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
What we look for on each type of roof
Flaunching
Cracked flaunching is one of the most common chimney defects we record. It’s typically a modest repair when it’s caught early.
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.
Local roofs in Brighton and Hove
Brighton and Hove is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take a building like West Hove Infant School: a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Hove Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Aldrington station, a dated record of the roof is useful when planning maintenance across a let.

Why get it checked now?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Once water reaches the loft insulation in a home in Brighton and Hove, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.
