About thermal roof surveys in Brighton and Hove
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. Common reasons to book are wet areas near outlets and upstands and missing or slipped insulation, on flat roofs, ceilings below the roof and insulated roof spaces.
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photographs and our recommendations.

Airspace, weather and roofs across Brighton and Hove
Across Brighton and Hove, the weather decides the day: calm, dry conditions suit both drone flights and thermal images.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, Brighton and Hove included. We survey on any day of the week. Coastal parts of Brighton and Hove can be windy, and a small drone can’t fly safely in high wind or heavy rain. Roofs there also face driving rain and salt air.
Brighton: For hotels and guest houses around Brighton, a roof problem found early is far less disruptive than one found by a guest. If you live in an older home near St Martin's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Leave it or get it looked at?
Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof.
What to check before booking
- What happens after the report arrives
- Whether the inside of the roof is included
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Is VAT included in the price?
What affects the price in Brighton and Hove
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- The type of building, from a house to a block or an office
- Roof area
- Which survey package you book
- The height of the building and how the roof can safely be seen
Prices start from £400, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
What to let us know when you get in touch
We will usually ask about:
- Where the property is, with the postcode
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
- The style of property, from a terrace to a block
Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Seeing water directly, as the camera shows temperature, not moisture
- Structural calculations, which need a structural engineer
- An energy rating for the building
Useful tips for Brighton and Hove property owners
Most of what helps is simple and safe from the ground. A few suggestions:
- Talk to us about the weather when booking
- Use the report as a baseline for later checks
- Clear a path to the loft hatch before we arrive
- Photograph damp patches with the date
We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.
Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.
Brighton and Hove questions
How long will you be at the property?
Time on site depends on the roof, but most surveys take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report is sent afterwards by email.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
What’s the best way to book?
Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
