Why get it checked now?

A damp patch that keeps coming back typically has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, rather than more guesswork. Older cottages and farmhouses around Waterhall can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

Why us?

  • Surveys seven days a week
  • Drone flown under a CAA Flyer ID and Operator ID
  • Drones and thermal imaging where applicable
  • Independent findings on the roof’s condition

About our thermal roof survey in Waterhall

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and our report notes the conditions and how they affected what we saw. We survey pitched roof slopes, loft conversions and insulated roof spaces, and common reasons people get in touch are ceilings that feel colder in places and areas losing heat at the eaves and junctions.

In a village or hamlet like Waterhall, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Honest limits

It is a careful look at the roof, not the whole story. Its limits include:

  • Structural calculations, which need a structural engineer
  • A formal energy assessment
  • Hidden layers that need to be opened up to check

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • Ceilings below the roof
  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs
  • Loft conversions
  • Pitched roof slopes

What we look for on each type of roof

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below frequently show. Reflections from shiny surfaces can affect readings, which we allow for.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there is a pattern around them.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Keep dated photos of any marks on ceilings
  • Talk to us about the weather when booking
  • Use the report as a baseline for later checks
  • Clear a path to the loft hatch before we arrive

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.

How the survey works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Waterhall, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Common questions in Waterhall

Will you come out to Waterhall?

Yes. Waterhall is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you cover Waterhall?

Yes, Waterhall is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Does thermal imaging detect leaks directly?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

What happens next?

You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What a thermal roof survey looks like in Waterhall

Waterhall is within about 3 miles of the coast, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. The wider area around Waterhall has a long history of building, with Preston Manor & Gardens about 2 miles south. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near All Saints Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps. If you look after a shop, office or commercial unit, for instance near Churchill Square, a commercial roof can be photographed from above without anyone walking on it. Anyone responsible for a site like Westdene Primary School will know that a view from above covers a wide roof far faster than walking it.
