FAQs for Bevendean
Do you cover smaller places like Bevendean?
Yes. Bevendean is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Bevendean is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Which days do you carry out surveys?
We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or email us.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How do I book a survey in Bevendean?
It is easiest to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Thermal roof surveys for homes and businesses in Bevendean
A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. If you are worried about stains that keep coming back and areas of a flat roof that may hold water, a survey will tell you what’s going on, on loft conversions, ceilings below the roof and commercial roofs alike.
Around Bevendean, plenty of roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Heat the home normally on the days before
- Ask us about the forecast if rain is expected
- Photograph damp patches with the date
- Keep outlets and gutters clear to stop water sitting
After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
What happens if roof problems are left?
For buyers, a thermal survey adds detail that a visual inspection cannot give. Finding hidden moisture before exchange gives you facts to raise with the seller. In a smaller place like Bevendean, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

What a thermal roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Seeing water directly, as the camera shows temperature, not moisture
- The condition of timbers we cannot see
- Reliable images in rain, strong wind or on a wet roof surface
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.
Roof types and parts we check
- Loft conversions
- Ceilings below the roof
- Flat roofs
- Insulated roof spaces
- Commercial roofs
- Pitched roof slopes
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What we do, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. For a survey in Bevendean, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before we arrive
- If you are buying, check with the agent that we can get in
- For flats, make sure roof access has been agreed
- Leave a clear route to the loft

Advice
What a thermal roof survey looks like in Bevendean
The coast is about 2 miles or less from Bevendean, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. The wider area around Bevendean has a long history of building, with Royal Pavilion about 2 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Shop and office owners around Churchill Square may find that thermal images can show trapped moisture across a wide commercial roof. For an older house near a landmark like Holy Nativity Community Project, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Anyone responsible for a site like Bevendean Primary School will know that a view from above covers a wide roof far faster than walking it.

How the survey changes by roof type
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. We explain what can and cannot be read from them.
