Gutter surveys near Bevendean

About our gutter survey in Bevendean

We survey gutters and rainwater systems in Bevendean and right across London and South East England. On the day, we inspect everything that’s safely in view, from the ground, from windows and from the loft space. A visit normally takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Afterwards, you get a written report with photos and recommendations. Common reasons to book are overflowing valley or parapet gutters and brackets that have dropped or snapped, on outlets and hoppers, parapet and box gutters and eaves gutters.

Trees around homes in smaller places like Bevendean drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. For a survey in Bevendean, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

How we price gutter surveys

Prices vary from roof to roof, for these reasons:

  • Height and safe access
  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • Basic, Standard or Premium

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

We will typically ask about:

  • Any deadline, like an exchange date
  • Anything about access we should know
  • The property’s address and postcode
  • What made you get in touch

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Your questions about gutter surveys in Bevendean

Can a landlord with a rental near Moulsecoomb station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you come out to Bevendean?

Yes, Bevendean is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

When is the best time for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Roofs, chimneys and gutters in Bevendean

Bevendean lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you run a business near Churchill Square, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Moulsecoomb station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces like Whitehawk Hill can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Include valley, parapet and box gutters when clearing
  • Look out for overflows when it pours
  • Note any damp stains below the gutters
  • Look for new stains on ceilings below valleys after rain

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photos help when you explain the work to others.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What we cannot see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

What we look at

  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
