Roof surveys in Roedean: local notes
Roedean lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as St Mark's CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around Churchill Square may find that a roof report helps plan work around trading rather than after a leak. With Royal Pavilion about 1.9 miles west, the area around Roedean has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Roof survey in Roedean: what you get
We survey roofs in Roedean and across London and South East England. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or email us. If you’re worried about worn lead at chimneys and abutments and torn or sagging underlay, we can find out what’s behind it, whatever the roof.
In a small place like Roedean, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

Roedean questions
How do I find out if my home in Roedean is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is the coastal weather around Roedean hard on roofs?
Frequently, yes. Roedean is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.
How long will you be at the property?
It usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you work in Roedean?
Yes. We survey roofs in Roedean and the rest of Brighton and Hove, as part of our work across London and South East England. To book, phone 07833 053749 or send us an email.
Can you look at a roof that is joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
How it works
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Roedean can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Check we can get to the back of the property
- Note where any stains or damp appear

Advice
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Faults hidden behind ceilings or boarding
- A promise that the roof will not leak in future
- Structural calculations (that’s a structural engineer’s job)
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. The full list of what we check.

Landlords, agents and block managers in Roedean
An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep the report with your property records
- Gather any paperwork for past roof work
- Leave roof access to professionals
- Take photos of any leaks as they happen
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.
Don’t block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
What a survey costs
Several things affect the price of a survey:
- Whether you choose the Basic, Standard or Premium Survey
- Features like valleys, chimneys, dormers and parapets
- The size of the roof
- House, block, shop or office
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
There’s no need for technical words. Just tell us:
- What made you get in touch
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- Anything about access we should know
Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.

What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
