What a gutter survey does not cover

It is a careful look at the gutter, not the whole story. Its limits include:

  • Confirming asbestos in older rainwater goods
  • Hidden sections we cannot view safely
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Gutter surveys for homes and businesses in Rodmell

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you are worried about choked outlets or hopper heads and gutters that have fallen out of line, a survey will tell you what’s going on, whatever the roof.

In a small place like Rodmell, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What a survey costs

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Helping us price your survey

Some details help us suggest the right survey and price. When you contact us, tell us:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey

Not sure which survey you need? It’s easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

Rodmell homes and their roofs

Rodmell is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. With Monk's House about 0.4 miles north-east, Rodmell sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Southease station may find that a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St Peter's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as Lewes and Laughton Levels can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Rodmell is about 3 miles south of Lewes, in East Sussex. We carry out gutter surveys in Rodmell for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our East Sussex coverage includes Rodmell. Brighton is in our area too.

Different roofs, different checks

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

FAQs for Rodmell

Is Rodmell within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Southease station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Get trees that overhang the gutters trimmed
  • Leave gutter checks at height to someone equipped for it
  • Don’t leave hidden gutters out of a clear-out
  • Watch the gutters during heavy rain

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Older roofs in small places like Rodmell can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a report with photos and recommendations.
