Gutter survey in Northease: what you get

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, but we flag anything that could contain it. Typical surveys look at sagging gutters and loose brackets and rotten fascias or stained soffits, on parapet and box gutters, eaves gutters and downpipes.

Some older homes in villages like Northease are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

FAQs for Northease

Will you come out to Northease?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can a landlord with a rental near Southease station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Will the survey check for asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it is safe, and by drone where it is applicable.

Can the survey be at a weekend?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, phone 07833 053749 or send us an email.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Ask for valleys and parapet gutters to be cleared too
  • Have gutters cleared at least once a year
  • Leave gutter checks at height to someone equipped for it
  • Check that downpipes are firmly fixed to the wall

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

What we look for on each type of roof

Box and secret gutters

Box and secret gutters often cause leaks indoors. We look at the outlets, linings and overflows where safe.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Gutter surveys around Northease

The coast is about 4 miles or less from Northease, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Historic houses like Monk's House, about 0.7 miles east, show how far back building in the area around Northease goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Living close to Lewes and Laughton Levels is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as Priory School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as St Peter's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens if roof problems are left?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building typically during the worst downpours. It’s worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Northease, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Landlords, agents and block managers in Northease

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Northease can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
