Gutter surveys across East Sussex: what to expect
Some gutters are easy to see from the street but lots of gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey fascias and soffits, eaves gutters and valley gutters, and people most often book us about sagging gutters and loose brackets and gutters full of debris and silt.
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.

Gutter surveys across East Sussex: local notes
In East Sussex, our gutter surveys work takes in owners, landlords and managing agents, from Eastbourne, Hastings and Bexhill-on-Sea to the quieter places in between. Every report comes with photos and written recommendations.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in East Sussex is checked with its age and materials in mind. Near the sea in East Sussex, roofs face stronger wind and salt-laden air, and metal fixings and lead suffer for it. Ridges and verges facing the sea are worth checking after every big storm.
Eastbourne: Anyone responsible for a site like Stafford Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Princes Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Roof by roof
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Prices for gutter surveys in East Sussex
To price your survey, we check:
- Roof area
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:
- What’s prompted the survey
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from the ground or a window
- Access details, like a loft hatch or a shared roof
Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or send us an email.
Practical tips
Nothing here needs a ladder. Our suggestions:
- Book gutter clearing once a year, more often near trees
- Look for new stains on ceilings below valleys after rain
- Get trees that overhang the gutters trimmed
- Don’t leave hidden gutters out of a clear-out
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Get the gutters cleared every year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Why act early?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix.
What to check before booking
- What they won’t be able to tell you
- How much experience they have with roofs like yours
- Will the report include photos?
- How soon the report will arrive
Your questions about gutter surveys in East Sussex
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does the report include photos?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
How do I arrange a gutter survey in East Sussex?
It’s easiest to ring 07833 053749 or drop us an email. Give us the address and some details about the roof, and we’ll recommend the right survey. We survey on any day of the week.
When is the best time for a gutter survey?
There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
