How a gutter survey works in Boarshead

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’re worried about gutters that have fallen out of line and fascia boards damaged by overflowing water, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Boarshead are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Boarshead often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Damage hidden inside walls or behind boards
  • Gutters out of sight from every safe vantage point
  • The inside of buried drains

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Roofs, chimneys and gutters in Boarshead

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Groombridge Place, about 3.3 miles north, is one of the historic houses in the wider area around Boarshead. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Beacon Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Common roof problems in Boarshead

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

It’s worth booking a survey if you’ve seen:

  • Cracked or loose downpipes
  • Choked outlets or hopper heads
  • Sagging gutters and loose brackets
  • Leaves and moss blocking gutters

If you own a rental within reach of Eridge station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Their drone registration, if they fly one
  • How long they’ve been surveying roofs
  • Their report turnaround times

What a good roof survey covers

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Watch ceilings under valley gutters for fresh marks
  • Get the gutters cleaned out every year
  • Don’t climb a ladder to look in the gutters
  • Watch for green marks down the brickwork

For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Questions from Boarshead

Will you come out to Boarshead?

Yes. Boarshead is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Boarshead listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How do I arrange a gutter survey in Boarshead?

To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
