Gutter surveys for homes and businesses in Friar's Gate
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey valley gutters, eaves gutters and outlets and hoppers, and common reasons people get in touch are leaves and moss blocking gutters and fascia boards damaged by overflowing water.
Some older homes in villages like Friar's Gate are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When you need someone else
A survey is a proper look at the gutter, but it cannot do everything. The main limits are:
- What’s hidden inside a downpipe
- Hidden sections we can’t view safely
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.

Questions from Friar's Gate
How do I find out if my home in Friar's Gate is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I let a flat near Eridge station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Will you look at parapet and box gutters as well?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.
How much time does the visit need?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Leave it or get it looked at?
Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. For older village homes like those around Friar's Gate, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

How it works
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Friar's Gate often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Show us where any leaks or stains appear
- Keep pets inside or away from the areas we’re looking at
- Make a note of anything you’d like us to look at

Advice
Different roofs, different checks
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.
What a gutter survey looks like in Friar's Gate
Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Bassetts Manor, about 3.6 miles north-west, is one of the historic houses in the wider area around Friar's Gate. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you look after a building such as St John's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Eridge station, the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near St John's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
