Roof surveys across TN6

How a roof survey works in TN6

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, ridges, hips and valleys and lead flashings, and common reasons people get in touch are debris building up in roof valleys and lifted, split or missing lead flashings.

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey typically takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Near you in Crowborough

We work in homes and buildings around St Marys Catholic Primary School, Beacon Academy and The Crowborough Cross pub, among other places. The nearest railway station is Crowborough station, roughly 1 mile south-east. Well-known places in the area include Crowborough War Memorial Hospital (0.5 miles west). Green spaces nearby include Crowborough Country Park.

Roofs, chimneys and gutters across TN6

TN6 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked.

Our area covers London and South East England, including TN6. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Crowborough: Groombridge Place lies about 4.6 miles north, so building around Crowborough goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. If your home is one of the older ones in the streets near The Parish Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we’re asked to look at in TN6

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.

These are some of the problems a survey can pick up:

  • Debris building up in roof valleys
  • Condensation or damp timbers in the loft
  • Loose chimney pots
  • Cracked or blistered flat roof coverings

How we price roof surveys

Not every roof costs the same to survey, for these reasons:

  • Which survey package you book
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, such as extensions, dormers and garages

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.

What we need to know

To price your survey accurately, we will ask about:

  • What made you get in touch
  • How the loft is reached, if there is one
  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

How the survey changes by roof type

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

TN6 questions

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a written report with photos and recommendations.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Can you tell me how long my roof will last?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
