About roof surveys in TN7
We survey roofs in TN7 and across London and the South East. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, phone 07833 053749 or use the contact form. We survey ridges, hips and valleys, the roof space and clay and concrete tiles, and the problems we are asked to look at most are crumbling chimney pointing or cracked flaunching and ridge tiles that have lifted or moved.
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours at a typical home, or half a day or so for a commercial building.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Local landmarks in Hartfield
Typical jobs here are in homes near St Mary the Virgin Church of England Primary School, The Anchor Inn and The Parish Church of St Mary. Hartfield’s nearest station is Ashurst Kent station, roughly 2.6 miles north-east. Nearby you’ll also find Crowborough War Memorial Hospital (4 miles south-east) and Bolebroke Castle (1.3 miles north). Open spaces near Hartfield include Broadwater Warren RSPB Reserve.
Roofs, chimneys and gutters across TN7
Homes across TN7 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in TN7.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in TN7 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.
Hartfield: If you look after a building such as St Mary the Virgin Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Ashurst Kent station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Leave it or get it looked at?
Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can often spot it sooner.
Before booking any surveyor
- Which limits apply to the survey
- What the report includes, and whether it has photos
- What happens after the report arrives
- How soon the report will arrive
What a survey costs
Prices always include VAT. What changes the price is:
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- The shape of the roof and its details
- How many separate roofs there are, like extensions, dormers and garages
Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
If you can, have these to hand when you get in touch:
- Whether there’s a loft hatch, a shared roof or tricky access
- What made you get in touch
- The address and postcode of the property
- Where any leaks, stains or damp patches show inside
Not sure which survey you need? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.
How the survey changes by roof type
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
Why roofs fail
Some damage starts inside the roof space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It’s frequently mistaken for a leak.
It is worth booking a survey if you’ve seen:
- Lifted, split or missing lead flashings
- Standing water on a flat roof
- Valley linings that have cracked or split
- Slates or tiles that have slipped or broken
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Your questions about roof surveys in TN7
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How do I book a survey in TN7?
It is easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof. Surveys run on weekdays and at weekends.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Does someone need to be in?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
